2024 Landlord Compliance Checklist

Whether you are a new landlord just starting your journey to become a landlord or whether you have been doing it for years, there are legal obligations that you must comply with and change on a regular basis.

Failing to keep up-to-date with the latest legislation could lead to fines and also legal proceedings. Here are just a few key pieces of compliance that without could land you in hot water.


Gas Safety Certificate – Must be completed annually.


Energy Performance Certificate (EPC) – Must be to a required rating or a property cannot be let.


Smoke and Carbon Monoxide alarms – New updated legislation that came into force in 2022 needs to be adhered to.


Deposit Protection- Is your tenants deposit protected, was it protected within the correct timescale?


Furniture and Furnishings – If your property is furnished all items must all abide by the Furniture and Furnishings Fire Safety Regulations 1988.


Electrical Safety Standards – To abide by regulations, landlords must ensure that fixed electrical installations such as wiring, sockets and light fittings etc are tested by a qualified electrician at least every five years and a satisfactory report issued.


Legionnaires disease – Health and safety regulations state that risk assessments for Legionella bacteria must be carried out.


Right to rent check – As a landlord you can only let your property to a tenant who has the legal right to live in the UK.


Prescribed Information – Was your tenant issued with the correct prescribed information at the start of the tenancy ?


Rent Arrears – Are you following the correct procedure to regain possession in the event of rent arrears ?


HHSRS Regulations – This recent act covers 29 aspects of health and hazards within the property.


Any single breach would mostly likely make it very difficult to regain possession of your property.
